The practice
The work divides fairly evenly between two kinds of client. The first has a property problem that has already become a dispute — an occupant who will not leave, a deed that turns out to be forged, a mutation that has been stuck for three years, a demolition notice pasted on a wall. The second has not got a problem yet and would prefer to keep it that way: they are about to buy, or to divide property among family, or to put a will in place.
Those two halves inform each other. Years of litigating over defective titles is what tells you which clauses in a draft deed actually matter, and which verification step is the one people skip. Conversely, drafting and registry work keeps you current on how the Sub-Registrar and the revenue department are actually operating this year, which is not always what the rulebook says.
How matters are handled
You deal with the advocate. There is no clerk or call centre between you and the person who will argue your matter. That is not a service promise so much as a practical necessity — a case conducted at second hand loses the detail that decides it.
You get the honest answer first. Including when the honest answer is that your claim is time-barred, that the cost of litigating exceeds what you would recover, or that a settlement on slightly worse terms today beats a decree five years from now. Clients are told what the realistic outcome is, not what they would like to hear.
Fees are agreed before work begins. You will know the basis of charging before you commit, and you will not be presented with a bill you were not expecting.
